Unistays Rental is the trading name of UNISTAYS LTD, and we manage short-term lets for owners who would rather not run them from a distance. Most of the homes on our books belong to people who live in another city, or another country, and who want the flat to earn its keep without becoming a second job. We take on a limited number of properties in each area so that the same team sees the same doors every week.

The work itself is unglamorous and mostly about repetition. Linen is collected, washed and returned on a fixed rota. Guests are spoken to before they arrive, not after something goes wrong. A lamp that flickers is replaced on the Tuesday rather than left for the next complaint. You get a statement each month showing what came in, what was spent on cleaning and supplies, and what was set aside for repairs, with the receipts attached.

Pricing is agreed before we take the keys, and it is a percentage of what the property actually earns rather than a flat fee that behaves the same whether the calendar is full or empty. We will tell you honestly if a flat is unlikely to cover its own costs as a short let, and we will say so before you sign anything. If the numbers only work as a long-term rental, we will say that too, and you can go and find a letting agent.

You keep control of the things that matter. The nightly rate, the minimum stay, the dates you want the place for yourself, and the rules for guests are all decided with you at the start and reviewed when the seasons change. We handle the calendar, the inquiries, the check-ins, the cleaning and the small emergencies. You get the income and the final say.
